Located just outside of Plymouth, this Veterinary Practice project involved a comprehensive renovation and expansion to enhance the facility’s capabilities. As the main contractor, KOT Building Contractors undertook a single-story extension to the rear of the property, which included the installation of new roof trusses and roof tiles, seamlessly integrating with the existing structure, followed by a full refurbishment of the existing building.

Scope of Work

The project encompassed a full strip-out of the existing premises, followed by a complete fit-out to modernise and optimise the space for veterinary care. Key aspects of the project included:

  • Structural Expansion: A single-story extension added valuable space to the practice, designed to meet the specific needs of veterinary operations.

  • Roof Works: Installation of new roof trusses and tiles ensured a durable and weatherproof addition to the building.

  • Interior Fit-Out: The existing premises were entirely stripped out and refitted with new stud partition walls, providing a reconfigured layout that maximized functionality.

  • Plastering: A full replaster was carried out to create a smooth, clean finish throughout the practice.

  • Mechanical & Electrical Installations: A full suite of M&E services was implemented, including mechanical ventilation, air conditioning, electrical power and lighting, plumbing, and a gas boiler, ensuring the facility operates efficiently and comfortably.

  • Fire Safety: New fire doors were installed throughout the property, meeting the highest safety standards.

  • Custom Cabinetry & Fixtures: The practice was outfitted with medical grade cabinetry and a custom-designed reception desk, tailored to the needs of a busy veterinary practice.

  • Safety Flooring: Safety flooring was installed across all areas, providing a hygienic and durable surface suitable for a clinical environment.

  • X-Ray Room: A specialised X-ray room was established, designed to meet stringent radiation safety standards. This included partitioned walls, a lead-lined door with a viewing panel, and the installation of the X-ray machine.

Specialized Areas

The fit-out included the creation of several specialized areas to support the practice’s veterinary services:

  • Consult Rooms: Private consult rooms were designed for patient evaluations and discussions.

  • Theatre & Surgery Prep Area: A dedicated theatre and preparation area were built to support surgical procedures.

  • Kennel Areas: Separate kennel areas were constructed for dogs and cats, ensuring a comfortable and secure environment for pets.

  • Staff Facilities: A staff room and offices were added to provide a comfortable and functional space for the practice team.

  • Reception Area: The main reception area was designed to create a welcoming first impression, with a custom reception desk and ample seating.
